These terms govern your use of this website and describe the nature of the services provided by LDI Development Services LLC ("LDI", "we", "us"), a Florida limited liability company based in Cape Coral, Florida. By using this website or engaging our services, you agree to them.

This is a starting template drafted for a Florida advisory and referral business. Have a Florida attorney review and adapt it — particularly sections 2, 8 and 9 — before publishing.

1. What LDI is

LDI provides construction advisory and contractor referral services. That includes helping clients define scope, verifying contractor licensing and insurance status, introducing clients to independently licensed contractors, comparing proposals, and advising the client during a project.

2. What LDI is not

LDI is not a licensed contractor. LDI does not perform construction work, does not manage or supervise construction work, and does not act as a contractor, construction manager or owner's representative as those roles are defined under Chapter 489, Florida Statutes. LDI does not pull permits.

LDI does not provide legal, engineering, architectural, accounting, insurance, public adjusting or investment advice. Any information on this website or provided by LDI is general in nature and is not a substitute for advice from a licensed professional in the relevant field.

3. Your contract is with the contractor

All construction work is performed by independent licensed contractors. You engage and pay those contractors directly under a separate written contract between you and them. LDI is not a party to that contract, is not a guarantor of it, and holds no funds on your behalf for construction work.

4. Verification, not warranty

We verify contractor license status through the Florida Department of Business and Professional Regulation and confirm insurance status at the time of referral. That verification reflects information available on the date it is performed. It is not a warranty, guarantee or endorsement of a contractor's workmanship, schedule, pricing, conduct or financial condition. You are responsible for your own due diligence and for independently confirming any license number we give you before signing any contract.

5. Estimates, ranges and timelines

Budget ranges, price-per-unit figures and timelines shown on this website or discussed in consultation are general market references for planning purposes only. They are not estimates, quotes, offers or guarantees. Binding pricing and schedules come only from the licensed contractor in a written proposal or contract.

6. Fees

The initial consultation and project review are provided at no charge. Advisory fees are quoted as a percentage of the contract value you sign with a contractor and are agreed in writing before you engage us. Products supplied directly by LDI, such as cabinetry, closets and wall panels, are invoiced separately as a product sale and are not subject to an advisory fee. Payment terms are set out in your written engagement or purchase agreement.

7. Cancellation

Either party may end an advisory engagement in writing. Fees earned for work completed up to the date of termination remain payable. Product orders that have entered production may be non-refundable; those terms are stated on your purchase agreement.

8. Limitation of liability

To the fullest extent permitted by Florida law, LDI's total liability arising from or relating to our services is limited to the amount of advisory fees you actually paid to LDI for the engagement giving rise to the claim. LDI is not liable for the acts, omissions, delays, defects, damage, cost overruns or contract breaches of any contractor, subcontractor, supplier, adjuster or other third party, and is not liable for indirect, incidental, consequential or punitive damages.

9. Indemnity

You agree to indemnify and hold LDI harmless from claims arising out of your contract with, payments to, or dispute with any contractor or other third party introduced through our services, except to the extent caused by LDI's own gross negligence or wilful misconduct.

10. Website content

Content on this website is provided for general information. We try to keep it accurate but make no warranty that it is complete or current. All text, layout, graphics and marks on this site are the property of LDI Development Services LLC and may not be copied or reproduced without permission.

11. Third-party links

This site may link to third-party websites, including the Florida DBPR license portal. We are not responsible for the content, accuracy or practices of those sites.

12. Communications

13. Governing law and disputes

These terms are governed by the laws of the State of Florida. Any dispute will be brought exclusively in the state or federal courts located in Lee County, Florida, and both parties agree to attempt good-faith mediation before filing suit.

14. Changes

We may update these terms. The revision date at the top of this page shows when they last changed, and continued use of the site means you accept the current version.
